Senior Planner - Space Planning

Provide tactical and strategic Space & Occupancy Planning expertise to manage the supply, capacity and demand of assigned Global portfolio of space. The Senior Planner is responsible for general CAFM and occupancy planning and reporting services across the client s portfolio. Applies knowledge to forecast space requirements based on verified existing space information, forecasted space supply/demand and growth projections. Provides metrics around current and future space needs. Participates in conceptualizing and the development of migration plans. This person will help to create site master plans and standards for future growth. We are seeking a highly organized, detail-oriented individual who can perform multiple tasks successfully in a fast-paced environment. Must be a self-motivated individual who also works well as part of a team. Strengths should include an ability to communicate effectively with all levels of the organization and building positive working relationships with employees, vendors and peers. Adaptability, initiative and willingness to participate in cross-functional projects and back up other team members is a must.
o Provide the required space forecast data for real estate committee decisions
o Produce graphic charts and diagrams for visual display of quantitative and qualitative information. Illustrating organizational, operational and functional relationships that pose physical and spatial impacts
o Ability to develop and track all moves in both a graphical and timing perspective.
o Ability to utilize several software programs to present high level, visual overview of all forecasted moves and timing on a quarterly basis
o Builds and maintains working relationships with team members, vendors, and other departments involved in the projects.
o Prepares reports for upper management regarding status of project.
o Will work on the Real Estate team and ECCM to design and deliver unique office work spaces around the world. You will also be involved helping the team develop and evolve our standards, metrics, and processes for design and construction.
o Collaborate in a multidisciplinary team setting with users, engineering, project controls and other support groups on space projects.
o Support space planning & design organization strategy
o Detailed and constant updates to building stack plans
o Work with the Engineering team to define schedules for needed space ensuring projects complete in sufficient time such that space does not constrain growth.
o Provide support for updates in the system, adds, moves and changes, restack and efficiency scenario planning, and general data reliability
o Work closely with the Move, Add, Change (MAC) Coordinator to manage the site employee weekly small/large/project moves and monthly site to site moves
o Develop and maintain excellent working relationship with key business partners, vendor partners and Site Operations Manager
o Develop site occupancy plan for supply and demand: analysis of forecasted headcount and seat supply projections, supporting graphs, stacking plans, move scenarios, challenges and pros/cons for each recommendation
o Implement move plan in accordance with the approved occupancy plan
o Alter/recommend changes to the plan as business drivers, mergers, acquisitions or dispositions arise.
o Support change management as it pertains to changing work space and work style
o Support communication plan as it pertains to occupancy plan
o Drive to improve Client awareness by providing trending analysis: new hire, terminations, moves, vacancy, actual vs forecast
o Strive to maintain best in class space and occupancy data
o Bachelor s degree in a related discipline or field of study (i.e. Architecture, Interior Design, Corporate Real Estate & Facilities Management Planning/Coordination, Facilities, Project or Construction Management, etc.) or 10+ years of related experience
o Minimum of five years experience in a corporate real estate environment
o Possesses strong analytical skills and the ability to develop conclusions and recommendations
o Demonstrates proficiency in architectural and engineering drawings, concepts & design
o Experienced in managing projects of varied scope and complexity
o Proficient in FM Systems, MS Office Suite software applications and fundamental in AutoCAD
o Excellent customer service and interpersonal relationship skills
o Experience in communicating with all levels of management
